How does the gym at Tigerland work Tiger? I understand they run it as a business - but do the Tigers get periods where they get private access. Maybe not needed if players just to get free membership. Also do you rent out space to the coffee shop - where you own the building. 

If Perth see they could get a revenue stream going maybe they could contribute a Million. No use having a Fund if we don't occasionally spend some of it. Yes I know we would have to be very careful - but it is worth a look
From what I understand Revo, the cafe and Physio all pay a sub-lease to CFC. The players have access to a club gym within the footy facility, unsure if they get access to Revo as part of Revo's sponsorship or lease agreement or if players require a Revo membership. Foodies next door sponsors but I don't believe  we receive any sub-lease income as its in a separate building. 

In our old facility Aspire Fitness leased space from the football club so its not a new arrangement or income source though it is an increased income stream. Claremont took out a significant loan, which we may have now paid off to ensure we contributed to the project and were able to get what we needed.

The state govt contributed $2m to the facility just for the undercover carpark which during the week is linked to the Transperth park and ride. The big win for the council and state government has been the revenue from stamp duty and land rates which has already paid back the governments initial investment into the footy facility - more than double and will keep providing local and state government ongoing future revenue

As our stand going to the north of the current - why couldn't we allow the Council to sell off this parcel of land where the old girl sits to a similar appropriate development application (Revo and coffee shop).

Would be sold for a nominal amount but with proviso of building an appropriate facility that fits in with the new Perth stand. 

Or maybe sell it off for the $3.7million we are short for the new build. The buyer owns it and pays no sublease to the PFC but the council gets their money and regular rates.

As you say the rates would come back to the council beautifully over time. Nominal amount for purchase and rates to the council and  a sublease to be paid to the PFC. Or $3.7 million purchase rates to the council and no sublease to the PFC. 

Mad if they don’t.

Liberal State govt at the time with Liberal dominated council...not sure if the Council saw the big picture or if they got told what the big picture was!

The State government has been stepping in on redevelopment projects all over Perth and telling councils that projects will go ahead and not get caught up in red tape or by the NIMBY brigade or Greenies trying to save a tree or two. 

Lets look at the similarities of the Perth project and Claremont's:
  • Both facilities well past their used by date with massive maintenance costs
  • Walking distance to train station that has limited carparking available 
  • Huge amount of land surrounding the oval that could be redeveloped - Perth reduced now that West Coast have settled in but still land available
    • Current Grandstand demolished and redeveloped to include
      • Transperth multilevel under ground carpark
      • Mixed Commercial Tenancy space/s at street level - large and small spaces 
      • Apartments to 5 storeys built above (similar height of current stand?)
    • Behind the goals on McCartney Cres develop a mix of 2-4 story townhouses and apartments with some small commercial tenancies at street level

Revenue helps fund the PFC redevelopment with PFC receiving a once off payment from the sale of the land to developer.  Given that mean house prices in Lathlain are now $1m and 2 bed apartments are $400k+, it would be reasonable to expect the undeveloped land to go for well over $10m. 

PFC buys commercial tenancies off the plan from developer to ensure ongoing revenue stream for the club providing financial security.

I was under the impression WCE had their eye on the space for a development to cater for one of their foundations.
Not sure.
As for the "fund" TFAF, you won't get your hands on that.
That is under a Trust for a specific purpose.

Mate I have been a member of Revo Claremont Gym since it opened, Claremont players mainly colts definitely use the facility, I think they get   access via the club.

Revo just went through a major refit and upgrade due to its popularity.

If the Eagles have got the rights on that land where the current stand sits - we have been hoodwinked. No good.

DF - I obviously appreciate all the work people have done to start and manage the FUND you talk about, I am happy to make a yearly donation to the same but can you tell me what is the specific purpose that the funds are to be used for?

Also can some Demons on here give some of their ideas about what we can do as members/supporters to get us to the next level - not just on field but off (A new stand - best in the league would have a big bearing on this).

$1.3 Billion up on the budget estimates. This reported in The West today 27th September. Surly they can come up with $4 Million to get this Stand up and running. Might help with Gather Round too.

The final operating surplus figure of $4.5 billion for 2023‑24 was $1.3 billion higher than the estimated actual in the 2024‑25 Budget, due to higher than expected revenue (up $872 million or 1.9 per cent) mainly due to higher iron ore royalties, transfer duty and sales of goods and services, partly offset by delayed Commonwealth funding for transport infrastructure, and lower than expected expenses (down $456 million or 1.1 per cent) largely reflecting changes in the timing of expenditure.
