Well Bazza there's actually no difference between a peppercorn lease being offered to a not for profit Surf Club and to the WAFC.

The WAFC is also a not for profit sporting organisation.

Money raised through its business arms ie dividends paid back from profits generated by WC and Freo and profits derived from the stadium management rights at Subiaco oval fund all levels of football in WA.

To keep this a simple as possible for you, if you rent a house are you expected to pay above the agreed weekly rental fee, extra money towards the purchase of the land and construction of the house? No you are not! It is the owners responsibility to meet these costs.

In the case of the new stadium, the State Government being the owner of the facility is responsible for meeting the costs of constructing the facility. Venues Live are renting the facility for which they pay the state government a management fee and AFL, cricket, soccer, concerts and any other users sublease the facility as required at whatever that sublease fee is agreed at.

The $1.3b cost of the new stadium will never be directly paid back over the life span of the building through the management fee paid by Venues Live to the state government, but the government does calculate the indirect revenue generated for the WA economy from events being held at the stadium, such as tourism $$,jobs created etc. Also part of these calculations is the non-monetary social benefit that is derived from the construction of facilities such as the Stadium.

Are you 100% sure SD own as you term it "jackshite"? Otherwise we would hate to have to lump you in the Duffield category of factual statements!
