Agree TT but in this case it's a T of VP project so rest assured they will make sure that approvals are forthcoming way faster than any application by your normal punter.

As revealed last night at the AGM.
Well done Colin Lofts taking the project from stalled to near reality.
Fortunately we now have right people guiding the Club back to the top of WA football.

Sounds like Loftsy has lost none of his leadership qualities he displayed on the field as a tough half back flanker and Captain. I am extremely grateful these great leaders have returned to lead the club into a new era.

I hope we do better than some other clubs with new stands. Room to move and shelter are my only real requirements. Nothing worse than people not being able to freely move in and out of seating.

Love your optimism SS but having represented a sporting club stakeholder through a $7m facility development run by a local council and partially funded by state government, it certainly doesn’t make the process quicker. I’ve also consulted on another 5 smaller projects, all between $2m to $4m across 4 local councils and the process has always been drawn out.

From initial conceptual designs to commencement of construction timeframes have varied from 18-48 months. Never been involved in a project where the initial designs were accepted by the sporting user group/s and the time taken to sign off on final detailed designs has always been protracted. Architects are great with designing ‘pretty’ spaces but often they are not functional for how the user groups utilise the spaces as part of their normal operations.

Claremont’s a great example of that with a poor roof design providing inadequate shelter to the outdoor seating areas. Whilst it’s a relatively easy fix, it will cost 5 times more to retrofit an extended roof line now.

The ToVP will also have a significant number of boxes to tick along the way including their community consultation requirements, ongoing detailed reporting to state and federal govt to meet their funding allocation requirements and finally ToVP are required to go out for tender for a set period of time before the internal process of appointing a builder can be completed.

On a project this size with 4 or 5 sources of funding, all of these steps are lengthy by design.

What’s important though is that PFC takes their time and gets a facility that not only suits their needs now but is also future proofed to cater for their needs for the next 30+ years.
