On another note BC, you reminded me of dear leaders state plans to make it even harder for landlords under the new tenantcy act.

you wont be able to end a lease simple as you no longer want the tenants, and rent reviews every 6 months will go as will controls on tenants changing a property.

the laws are already pro tenant and its next to impossible to recover lost rent and now you have to pay a fee go through court just to get the bond back after tenants have bolted and wrecked the place.

no wonder there is a rental crisis - landlords are leaving en masse.
Agree with you Baz, there's no effing way I'd be buying an investment property. The government should put it's (I mean OUR) money where it's mouth is and they can be the ones giving tenants all the rights in the world but no they evict them. It's your property, you should be able to move a tenant on who's defaulted on payments multiple times and should have the right to say no pets.

The other side of the coin is bully landlords but each case should be treated on it's merits. The housing crisis isn't landlord's responsibility to fix but that's in effect what government is doing saying we don't want landlords being able to evict a tenant or end a lease. You politicians are pathetic.

These new tennent /Landlord arrangement, gives us the same laws as Victoria and Queensland.
A relative of mine runs a small property management company.Theres bad owners who refuse to maintain there propertys,even the replacement of a hot and water system.And abuse tennents privacy by going around to propertys without notice.
There's also terrible tennents who need to be constantly breached.For subletting rentals,not paying rent,late night party's.Not maintaining propertys and abusing and threatening property managers.
The Irish are supposed to be the worst tennents but there no 457's here atm.
Aparantly the balance between Owners and Tennents is quiet balanced under the current REBA act.This change will throw it all out of wack and create big problems.

After many years, no more renting for me.  Even if you look after the tenants, they can still bite you in the arse.
As for Tony Elbows, it’s already time to put him out to pasture.  He’s like Sleepy Joe on Red Bull!!

I've been a Landlord for 30 years, see it all over that time, the most recent example was a few months ago, tenants (yes funny enough Irish) fell thousands behind in rent, I even gave them a chance to catch up, they abused that as well, in the end breached them and they did a mid night runner, the place was left a pig stye, they had kept a dog there in a two bedroom flat against the lease which they denied, dog crap all over the pace indoors, left a heap of busted furniture there, I had to hire a truck to take it all down the tip and then clean the place out, took days to get it cleaned. 

The courts are useless chasing up the money, so you end up just writing it off.

The Act states its an offence for a Tenant to leave without a forwarding address, its NEVER enforced by Dept of Commerce.

Another thing, they changed the Act a while back making it illegal for Landlords to hold the bond, you now must deposit it in the Commerce Trust Account, and the only way you can get it out is by going to court, its $75 just to make the application, the tenant just has to say they oppose it and it drags on for months.

I've had numerous other examples, some even worse.

In the end you wonder if the whole things worth it.
