On a serious note there is no way any tenant should get away with paying no rent at all. The government has doubled unemployment benefits and tenants also get rent assistance which I think now is about $140 a fortnight. For starters rent assistance should go straight to the landlord and the tenant pays the balance.

But people will have circumstances that even double dole they might struggle but in those circumstances the onus is on the tenant to explain those circumstances and come up with a payment plan.

Say for example rent is $300 a week, tenant can say can I pay $200 a week until I get back on my feet and I will pay an extra $50 a week when I can start paying the full amount to make up for arears. That is no difference to how a bank will work if you are experiencing hardship. I don't think any reasonable landlord will have a problem with that, it just needs to be in writing.

The welfare cash splash has been off the richtor scale, people have got double dole now for months, so a couple sharing a house would be clearing $2200.00 a fortnight tax free, if you cannot get your crap together and get organised to pay rent out of that you deserve to be booted out.

have told the tenants in our houses they can get boarders in to help with the rent. one of them has an adult child living with them and suggested they use the money from his covid $550 to make up any shortfall.

remember the old G/G to share column in the west from days past?

as a last resort am willing to drop the rent by 10% but not telling them yet.

there is no reason for any person to squat and pay no rent at all.

I noticed in today's West that only $5m of the $30m available by the state govt to help renters pay the rent had been accessed. Maybe landlords who are missing out on rent should be sending tenants off to make an application.

Better still - how about the balance be assigned to Landlords to make claims against the State Government for restraint of trade, in lost rent and inability to charge fair market prices.

Those landlords & the rest of should be supported to sue the Victorian Government for the shocking errors & subsequent attempted cover up in that sordid quarantine fiasco
They are the state that has almost totally ruined the country
All actions taken by at least 4 other states have been due to Victoria and it's retarded population

Yep Mcgowans actually making it worse,

whats happening is tenants are not moving and landlords cannot get bad ones out, this means a vacancy that would normally arise is not coming up, resulting in less vacancies. So the market it getting worse for decent renters outside of the system.

Tenants who would also normally move onto another property are staying put as well, because they know the rent they are on cannot be increased, if they move the new rent will be higher under a new lease.

meanwhile landlords mortgages, rates, land tax are all building up,,,,

The pent up rent increases will end up exploding when ever they decide to lift this crazy control, thats what happens when socialists start meddling with markets.
